1. The Platform
Dubai Holiday Rentals (“the Platform”, “we”, “us”) operates a direct-booking marketplace for short-stay and monthly holiday homes in Dubai. The Platform is a booking intermediary only. We do not own, lease, manage, inspect, or otherwise operate any property listed here. Each listing is created and managed by an independent, licensed holiday-home operator (“Operator”), who holds the relevant Dubai Department of Economy and Tourism (DTCM) permit for that unit and is solely responsible for its accuracy, condition, and the guest experience.
2. Bookings & Payments
When you submit a booking through the Platform, you are entering into a direct rental agreement with the Operator of that property, not with the Platform. Payments are processed securely through our third-party payment provider on the Operator's behalf. Reservation confirmations, check-in instructions, and any changes to your stay are coordinated between you and the Operator.
3. Listing Accuracy
Property descriptions, photos, amenities, and pricing are supplied directly by each Operator. While we require Operators to keep their listings accurate and up to date, we do not independently verify every detail of every listing and are not liable for discrepancies between a listing and the property as found. Please raise any concerns about a specific listing directly with the Operator, or contact us so we can follow up with them.
4. Cancellations & Refunds
Each property has its own cancellation policy, set by the Operator and displayed on the listing before you book. Refund eligibility is determined by that policy. The Platform facilitates the cancellation request but the Operator determines the outcome in line with their stated policy.
5. Licensing & Compliance
Operators listing on the Platform are responsible for holding and maintaining all permits, licenses, and registrations required to legally operate a holiday home in Dubai, including any applicable DTCM permit. The Platform does not hold these licenses on an Operator's behalf and is not a party to the regulatory relationship between an Operator and local authorities.
6. Limitation of Liability
To the fullest extent permitted by law, the Platform is not liable for the acts, omissions, or condition of any property or Operator, including property damage, injury, or disputes arising during a stay. Our role is limited to connecting guests with Operators and facilitating the booking and payment process.
7. Changes to These Terms
We may update these Terms from time to time to reflect changes to how the Platform operates. Continued use of the Platform after an update constitutes acceptance of the revised Terms.
